A house job in this valley usually starts under the floor rather than at the curb. Crawlspaces are common here, and plenty of older city houses have basements, so “clear out the house” can mean two very different access problems on the same street. The City of Roanoke’s own housing figures put the stock at 44,543 units with 55 percent of them built before 1960, and the City describes what it has as “generally old, well-built, and well designed,” naming foursquares, craftsman bungalows and folk Victorians. Houses of that age were built with real timber, real plaster and small openings, and the openings are what set the pace of the day. A crawlspace hatch two feet square, an attic stair behind a bedroom door, a basement stair with a turn in it: those decide how fast material reaches the container, not the square footage on the assessment card. The second thing worth knowing is which side of a line your house sits on, because in this valley that changes the answer to almost every question. The City of Roanoke is an independent city. It is not inside Roanoke County, and neither is Salem. Vinton is a town, and Vinton is in the county. The Census puts the city at 99,111 people on 42.52 square miles and the county at 97,150 on 250.55 square miles, and the housing behind those numbers is different too. City ownership runs about 52 percent, so roughly half of city housing is rented and a large share of what we call residential work is a landlord turning a unit over between tenants. County ownership runs about 76 percent, the stock is newer, and the work there is owner-occupier renovation. Do not carry the city’s 55 percent pre-1960 figure across the line into the county. It does not apply.

What actually goes in the box here has a local signature, and it is heavy. Roanoke City, Roanoke County, Vinton and Salem are all rated SEVERE for termite infestation probability in the local design criteria. Put a severe termite rating together with a crawlspace-heavy housing stock and humid Roanoke summers and you get the job we see week after week: sill plate, band joist and subfloor coming out in short, sodden, nail-studded lengths, with crawlspace spoil and old vapor barrier behind it. That material is dense. So is tile bedded in mortar, so is a cast-iron tub carried up a basement stair, and so is anything that has spent a season damp under a house. If the load is mostly framing and masonry, the 10 yard is the honest answer and it will reach payload while it still looks half empty. That is the box working correctly. For most Roanoke households the answer is the 20 yard, and it earns the title. A crawlspace-and-attic clear-out over two or three weekends, or a multi-room remodel with cabinets and carpet in it, fills volume long before it builds weight, and a 20 will take that and still leave you room to park. A 15 is right when the job has a hard edge around it: one kitchen, one bath, one bedroom stripped, or one unit of a city rental turned over. A 30 comes in when the whole house is being emptied. Where Roanoke differs from a flat market is the ground it all sits on. Driveways in South Roanoke, Grandin Court, Deyerle, Crystal Spring, Garden City and Cave Spring are cut into hillsides, and a roll-off delivery is a gravity operation. A short box on a steep drive is safer, sits better and comes back up the cable more predictably than a long one. Read steep driveway delivery before you pick a spot.

The last thing is what nobody will collect for you, and it is the reason this service exists. The City of Roanoke runs curbside bulk and brush collection with real limits, and its own solid waste plan lists homeowner-generated remodeling materials, rocks, dirt, brick and concrete among the things the City does not take. Roanoke County answers the same question differently and allows small amounts of debris from homeowner-generated remodeling or repair work to go out with bulk pickup. Same valley, two governments, opposite answers. Check the current rules with the City of Roanoke or Roanoke County before you plan around either one. One rule crosses the line unchanged: the federal renovation, repair and painting rule covers housing built before 1978, it is administered in Virginia by the EPA rather than by the state, and window replacement and demolition are always covered.

Old vapor barrier, insulation that fell years ago, ductwork, stored lumber and the spoil that comes with it. Everything leaves through a hatch, so the container goes as close to that hatch as the five-foot rule allows.

Termite And Rot Repair

Sill plate, band joist, joist ends and subfloor. Short, wet, nail-studded framing that weighs far more than it looks. Load it flat across the whole floor of the box rather than heaping it at the door end.

Attic And Knee Walls

Boxed paper, trunks, bed frames, storm sash and the odd radiator pulled during a boiler change and never carried down. Intact, awkward and all of it coming down a stair one armful at a time.

Basement Clear-Out

Plenty of older city houses have full basements, and what is in them has usually been there through several owners. Shelving, canning jars, paint cans, garden chemicals and furniture that will not go back up the stair whole.

Rental Turnover

About half of city housing is rented, so turning a unit is ordinary residential work here. Carpet, cabinets, a vanity, blinds and whatever the last tenant left behind. A bounded job and usually a 15 yard.

Sizing A Container For A Roanoke House

Start with the material, not the room count. A 10 yard is the weight box: concrete, brick, tile in a mortar bed, crawlspace spoil, and termite-rotted sill plate and framing. It reaches payload long before it looks full, and it is the best box we have for a steep or narrow Roanoke drive. A 15 yard covers one bounded job, which in this city usually means one bathroom, one kitchen or one rental unit turned over. A 20 yard is the Roanoke default because the crawlspace-and-attic clear-out is the Roanoke default job. A 30 yard is for a whole house emptied top to bottom or a large county remodel. A 40 yard is airy bulk only, it needs the most room and the flattest ground on the property, and on a hillside lot that is a real constraint rather than a formality. Hillside Driveways, Boards And The Five-Foot Rule

A Roanoke driveway is often short, often curved and frequently cut into a slope, and a roll-off delivery is a gravity operation: the box slides off the rails under its own weight and the cable has to pull it back up loaded. On a grade that changes everything, which is why we walk the approach before we set anything down. The truck wants roughly 60 feet of straight run, about ten and a half feet of width, and 20 feet or more of overhead clearance for the hoist. Plywood goes under the wheels and under the rails on every driveway placement, and we photograph the approach on arrival, because freeze and thaw has already worked on most asphalt in this valley. On placement, Virginia is on the 2021 Statewide Fire Prevention Code at 13VAC5-51, effective 18 January 2024, which carries the 2021 International Fire Code. Under § 304.3.3, a container of 1.5 cubic yards or more may not sit inside a building or within five feet of combustible walls, openings or combustible roof eave lines. Every roll-off we run is far above that threshold, so five feet clear of the siding, the soffit and any door or window applies to all of them. Do I need a permit to put one on my driveway?

Normally no. The City of Roanoke permit is written for containers in the public right-of-way, so a box entirely on your own driveway sits outside it. Confirm it with the City’s Transportation Division if you are close to the property line, and check any HOA covenants, which are a private matter and not a permit. The street is a different question and the answer depends on who owns the street. On a City of Roanoke street it is a City permit. On a Roanoke County subdivision street the road is usually maintained by the state under the Byrd Road Act, so it is a question for the VDOT Salem District. Salem and Vinton each run their own systems. Call us and we will tell you which of the four you are dealing with.

Why does every Roanoke house job turn into a crawlspace job?

Because of what is under the floor and what lives in it. Crawlspaces are common across this valley, and Roanoke City, Roanoke County, Vinton and Salem are all designated SEVERE for termite infestation probability in the local design criteria. Add humid summers and a stock where 55 percent of city houses predate 1960 and you get sill plate, band joist and subfloor repair as ordinary maintenance rather than a disaster. The debris is short, heavy, wet and full of nails, and it wants a small container loaded flat. Plan for the hatch, not the floor area, and expect the carry to set the pace of the whole day.

What cannot go in the container?

Asbestos in any form, ever. In Virginia an asbestos project runs through a contractor licensed by DPOR, with notification to DOLI, and the waste goes to a facility permitted to take it under 9VAC20-81. Lead-acid batteries are the one flat statewide ban worth memorizing, under Va. Code § 10.1-1425.1, where each battery counts as a separate violation. Leftover paint stays out too, and Virginia has no producer-funded paint take-back, so the answer here is the Roanoke Valley Resource Authority rather than a store drop-off. Liquids, fuel, tires and pressurized cylinders stay out of every box we place.

Can I take two or three weekends to fill it?

Take the time the job honestly needs. Most crawlspace and attic clear-outs here run across two or three weekends because the material comes out one armful at a time. Call the yard when you want it collected and we will fit it into the route rather than hold you to a fixed day. Two things are worth watching. Keep it tarped, because rain is payload and Roanoke averages 42.82 inches of precipitation a year according to NWS Blacksburg, which keeps the climate record for station ROA. And if the box is in a City of Roanoke street rather than on private ground, the permit runs for a maximum of 30 consecutive days, so a street set is worth finishing promptly.

Will the City take any of this instead?

Some of it, and the line is worth knowing. The City of Roanoke collects bulk on the same day as your trash, capped at three items a week, and brush with limbs under three inches in diameter in a pile no larger than six feet each way. What the City’s own solid waste plan excludes is the part that matters to you: homeowner-generated remodeling materials, construction and demolition debris, rocks, dirt, brick, concrete, stumps, treated lumber and fencing. Roanoke County goes the other way and allows small amounts of homeowner remodeling debris with its biweekly bulk pickup.
